Mah Sing Group Berhad invited Joey Yap for a talk on the topic of Property & Business Outlook for the Year of the Water Snake in its Icon City Corporate Talk in Icon City, Malaysia. The hour-long talk aimed to enlighten 200 customers and staff of Mah Sing Group of the ups and downs of 2013 from a business and real estate viewpoint.

Held in the late evening of September 30, 2012, the talk began with a look into the good sectors of a property in 2013, by deploying the Feng Shui method of Annual Flying Star. The outlook of individual Animal Sign is then gauged to determine the presence of positive and negative stars, and their effects for the twelve months ahead.

Joey ended his talk with a light-hearted analysis of Face Reading - an art to uncover a person's personality through his/her facial features - where participants could be found having a great time analysing each others' faces.
